Apartment prices in Kyiv at the beginning of 2026 changed slightly, according to the latest price statistics from Realt. Overall, the market remained stable, with minor fluctuations across different areas of the city.
The average price per square meter on the secondary market on the right bank of the city was around 54,000 UAH, while on the left bank it was approximately 46,000 UAH per square meter. These figures reflect differences in demand and neighborhood popularity: the city center and historic areas remain the most expensive, whereas more remote residential districts offer more affordable housing.
Traditionally, the most expensive were one-bedroom apartments, with an average price per square meter of about 60,000 UAH. The most affordable remained three-bedroom apartments, with an average cost slightly below 40,000 UAH per square meter.
