When looking for real estate, the buyer faces a choice: new buildings or real estate on the secondary market. Both cases have their pros and cons.
New buildings in Kyiv and other cities of Ukraine have been in high demand in recent years. The main reason is that real estate in new buildings is often cheaper than similar properties in the secondary market, and payments can be made in stages until the building is commissioned. Additionally, new houses are built using modern technologies: underground parking, large lobbies and spacious stairwells, heat-saving insulated facades, metal-plastic windows with double-glazing, multiple elevators, copper electrical wiring, and water and heat meters. Apartments in new buildings have modern layouts: large kitchens, two bathrooms, spacious halls, large balconies and windows, and bright rooms. In new buildings, you can install any modern household appliances without worrying about the electrical wiring. In old apartments, however, you often have to compromise: washing machine or dishwasher, electric kettle or coffee maker - when several devices work simultaneously, the electricity often trips. Buying an apartment in a new building can be done "cleanly," without problems from previous owners.
The main drawback of buying an apartment in new buildings is that money is invested, but it's impossible to live there yet. Investment usually begins at the "foundation pit" stage, the promised commissioning dates are often delayed, and there's a possibility that the property may become one of the long-term construction projects. Therefore, before buying an apartment in a new building in Kyiv or any other settlement in Ukraine, be sure to learn more about the developer: how long they have been working in the construction market, what objects have already been built and whether they were completed on time, and the quality of construction. In addition, check the documents for the object you're interested in: licenses, building permits, etc. Another downside is that almost all apartments in new buildings are delivered without finishing. Repairs require additional investments of money, time, and nerves. For a year or two, you're guaranteed constant noise behind the wall, as everyone is doing repairs. In new buildings, it's impossible to avoid the sound of drills or hammers in the evenings, construction dust, and debris.
Buying real estate from developers as an investment object has been very profitable in recent years, thanks to the constant increase in prices for new buildings. People would buy at the initial stage of construction, then resell at a higher price with a reassignment. Most often, funds were invested in inexpensive one-bedroom, two-bedroom apartments in new buildings and small-area offices.
